In England and Wales, the firm of solicitors acting for Kensington must be registered with The Law Society, be a member of the Law Society CQS (Conveyancing Quality Scheme), and have a minimum of 3 SRA approved managers/ partners or PPP.
In Scotland, solicitors are not required to be accredited to the Conveyancing Quality Scheme (CQS) but must have at least 3 Scottish partners.
Solicitors located in Northern Ireland must adhere and comply with the Home Charter Scheme (HCS) and have at least 3 Principles in Private Practice (PPP) all of whom are members of the Law Society of Northern Ireland.
A solicitor will not be able to act on their own transaction; however, it is acceptable for another partner within the same firm to act on their behalf.
Important points to remember before submitting the Certificate of Title
These points will prevent delays:

1We must receive the Certificate of Title at least 5 working days prior to the legal completion date. We cannot guarantee release of funds in time for completion if this timescale is not observed.

Document submission
Please ensure the Certificate of Title is completed in full when it is submitted. -

Attachment
When emailing the Certificate of Title, please ensure the attachment is named using one of the following: Certificate of Title, COT, Report on Title or ROT. -

Special conditions
Please ensure that all special conditions to the mortgage offer that are expressly required to have been actioned/satisfied before completion have indeed been so actioned/satisfied. -

Case reference number
Please ensure that the case reference number is quoted in all correspondence including in the subject header of emails. -

Email address

Property tenure
Please inform us immediately if the tenure of the property is different to the tenure stated in the valuation report.
