From sole traders to company directors, we can work with all types of self-employees. We can usually work with your latest set of accounts and we’ll still consider your application even if you’ve recently started a Limited Company.   

Self-employed mortgages 

First time buyers

Our flexible lending criteria and range of products means we can consider your application even if you’re self-employed, or have multiple income sources, or less than perfect credit. You’ll need to have at least a 20% deposit.

First time buyer mortgages 

Brighter Futures

For young qualified professionals aged 40 and under such as qualified doctors, dentists, lawyers, commercial pilots accountants, and barristers. Up to 6 times income available based on affordability. We’ll also consider a maximum loan size of £500,000 if you have at least 20% deposit.

Help to Buy

We support the Government backed equity loan scheme. Loans are available in England, Scotland and Wales, and help first time buyers and home movers buy a new build home. You’ll need a deposit of at least 5% in England (including London) and Wales, and 10% in Scotland.

New Build properties

If you’re looking to buy a brand new property, our new build residential mortgage could be the mortgage for you. We offer the same maximum loan to value on both houses and flats, plus we can consider more circumstances with our flexible lending criteria.


Multiple incomes

Our mortgages were created for you if you have more than one income – whether that’s several jobs, or a passion project you work on in your spare time. What’s more, our underwriters can look at cases that traditional lenders usually don’t consider.

Mortgages for Heroes

If you’re 40 or under and an NHS Clinician (including Paramedics & Nurses) Teacher, Firefighter, Policeman or a member of the Armed Forces (Army, Navy, RAF) we could lend you up to 5 times your income. Plus, we’ll also take overtime into account.

Larger loan amounts

If you’re looking for a loan up to £750,000 we can look at your full affordability and include up to 100% of your income including any bonuses. And if you’re self-employed or a contractor we can still take your earnings and company profits into account. 


Right to Buy

Turning tenants into homeowners, the Government's Right to Buy scheme allows you to purchase your council home at a discounted price. We can lend up to 75% of the discounted purchase price, meaning you’ll need to provide a minimum 25% deposit of the discounted price to own your home.

All of our Residential mortgages require a minimum loan amount of £25,001 and minimum property value of £75,000.
